The Cyprus Relocation Checklist
Every document, deadline and decision for the move to Larnaca, in the order that keeps your timeline honest.
The rising one: the island's main airport on your doorstep, a palm-lined promenade, and prices that haven't caught up with the trajectory. Get in before they do.
Move to Larnaca if you fly often, value the sea and want in before the repricing finishes. The island's main airport is ten minutes from the promenade: for anyone running a business across time zones or keeping one foot in another country, no other Cypriot city compresses travel like this.
Larnaca is less polished than Limassol and makes no apology for it: the seafront regeneration around the marina and port is remaking the city's front row, and today's prices, a third below Limassol, reflect the city it was, not the one being built. That gap is the argument.
The city hugs its seafront: the question is promenade-front, kite-beach south, or village edges.
Apartment living behind the palm-lined promenade: cafés below, sea across the road, everything on foot.
2-bed €1,000–1,400
The seafront strip heading south: kite beach, fish tavernas and new low-rise builds with the airport lights across the bay.
2-bed €1,100–1,500The family-value quarter: newer builds, gardens and supermarkets ten minutes inland. Where your euro stretches furthest.
2-bed €900–1,200Coastal villages east of town: villas, sea views and a softer pace, fifteen minutes from the promenade.
Villas €1,200–1,800| Typical cost | Larnaca |
|---|---|
| 1-bed apartment, city centre | €650–900 |
| 2-bed apartment, good area | €1,000–1,400 |
| 3-bed villa | €1,600–2,400 |
| Dinner for two, good restaurant | €45 |
| Gym membership | €40 |
| International school (per year) | €5,500–8,000 |
Indicative 2026 ranges. Larnaca runs roughly a third below Limassol on housing: the discount the regeneration is steadily closing.
Aviation and logistics anchor the local economy, and the marina-and-port regeneration is pulling in hospitality and property investment. For remote workers the pitch is simpler: gigabit fibre, seafront cafés, and boarding a flight forty minutes after closing the laptop.
The American Academy Larnaca and Pascal English School carry the UK curriculum at €5,500–8,000 a year, with easier admissions than Limassol. The city's scale keeps school runs under fifteen minutes.
Flat, compact and increasingly bike-laned: Larnaca is the island's most two-wheel-friendly city. The airport run is ten minutes; Nicosia and Limassol are both ~40 by motorway.
